FNB and Louis Group buildings to be refurbished and redesigned
Category Commercial Property News
A team of architects and professionals, in conjunction with BONDSTR Property Solutions and Annenberg Property Group, have been brought together to create a successful and sustainable refurbishment and redesign that enhances the corporate look and embraces the natural beauty of the area to produce a world-class facility.
The focus of the architects was to create a modern striking building design using natural light and colour.
A new main entrance opens both buildings up to easy access for multiple tenants or a single leaseholder. The use of glass and steel for the double volume entrance is the foundation for new glass roof pavilions. The large modern executive pavilions, with breath-taking views, also create opportunities for branding by exploiting the high level of visibility the buildingoffers from the N1.
The redesign of the building includes central movement corridors, green walkways, access to the canal complementing existing surroundings and providing an enhanced place to work. The re-development will concentrate on improving the visual appearance and functionality of the building.
Wayne Rossi, director at BONDSTR Property Solutions, reveals that various new large corporate buildings do not have the same exposure and parking ratios that many of the older precincts benefit from.
Lyall Johnson from Annenberg Property Group confirmed that Century City has always managed to maintain lower than average office vacancies. According to Lyall, one of the factors that contribute to the area's success is the ongoing interest and support of landlords to provide exceptional high quality space. Century City is centrally located, has a very high standard of infrastructure, excellent public transport,it is safe and offers easy access to world class amenities and surrounding business hubs.
The re-development will offer 4992m² of premier grade office space. Offices will range from 250m² to a single tenant occupying both buildings. It will also have a good parking ratiosplit of basement and open parking bays. Furthermore, it will offer an additional central parking court with covered walkways and information display welcoming visitors. Parking intensive tenants can access the additional parking provided throughout Century City E Parking.
The building benefits from access to surrounding road links including the N1 motorway and Bosmansdam Road. Public transport links include the Century City Station, MyCity rapid transport system and taxi services.
BONDSTR Property Solutions has assisted with the design and interpretation of market requirements. BONDSTR believes that a well designed office that accounts for the requirements of staff enables them to work productively and contributes to a positive work environment.
